TRANSPORTATION:
There are approximately 320 acres in the city limits zoned for light and heavy industry. There are parcels available that range in size from 1 to 23 acres. Included in this acreage total is one industrial park. Prior sales prices ranged from $10,000 to $16,000 per acre. The terrain is level. Drainage is good, subsoil is sandy loam and piling is not required. Sizes of water mains range from 6 to 12 inches. Sizes of sewer lines range from 8 to 12 inches. There are several additional parcels available within 5 miles of city zoned industrial. Sites are served by rail and highway as well as gas and power. Storage tanks have a capacity of nearly 2.3 million gallons. Residential charges are $13.42 per month plus $.37 per 100 cubic feet over 600 cubic feet. Adequate water is available to accommodate expanding or new industry. One inch connection is $500; multi-family, $277 per unit. Rentals for two and three bedroom houses range from $450 to $900 per month. Typical prices of existing homes range from $75,000 to $130,000. There are three mobile home parks and two motels with 40 total rooms in the community area REMARKS: Corcoran is less than a two-hour drive from the beautiful Pacific Ocean beaches and an hour from the mighty Sierra Nevada's breathtaking scenery with celebrated ski slopes and exciting hiking trails. Nearby Kern and Pixley National Wildlife Refuges offer sport for both hunters and bird watchers. Corcoran was built on a strong agricultural base. It is located in the Tulare Lake Basin, which is the most fertile region in the world - greater even than the world renowned Nile Valley in Egypt. The basin is the natural drainage area for the Kings, Kaweah and Tulare Rivers. The original lake bed covered an area of 80 square miles. Pine Flat Dam on the Kings River, Terminus Dam on the Kaweah River, and Success Dam on the Tulare River, control the flood waters and provide recreation and also irrigation for some of the nation's most modern and extensive farming operations.
